Top Tips For Marketing Your Property That You Can Do Yourself!

First impressions count! Like it or not, people do judge a book by its cover and will often make up their mind about a property within the first few minutes of seeing it. Here are some easy tricks you can do yourself to make your property look it's best to perspective buyers!

We’re often asked by vendors if they should fix this or change that and we always give the same advice.

Don’t spend money on your house as you may not get it back when you sell. We had a family once who spent £15,000 on a new kitchen and expected the value of their house to go up by said amount. However, the people who bought it hated their choice of kitchen and said it would cost them to rip it out resulting in a lower offer.
Here are some points before you sell your house that cost little or no money.

DECLUTTER - get rid of all the things you don’t need anymore. You will eventually have to do it when you move so start now! A room always looks better, and bigger, with clean lines and clear surfaces.

KERB APPEAL - make the front of your house look as inviting as possible. Paint the front door, clean the windows, pull up those weeds and how about a nice colourful hanging basket?

CLEAN AND TIDY - buyers notice everything so whizz round with the duster and don't forget to look up. Cobwebs are not your friend!

SORT OUT THE GARDEN – If you have outdoor space, make sure it’s tidy. Mow the grass, pull up the weeds and trim back those unruly bushes.

LIGHTING - make sure all your lights work. If a buyer flicks a switch, make sure there’s light otherwise they may think the whole house needs rewiring!!

WHITE AND BRIGHT - If the property looks really tired then a weekend with a paintbrush, roller and crisp white paint goes a very long way to making it look fresh, modern and appealing.
